We offer the following comments: <br /> <br />General: The site plan is proposing a 9,920-square-foot addition to the existing GMI <br />manufacturing and office facility located at 6511 Bunker Lake Blvd. The addition will be <br />used for. storage and receiving. <br /> <br />Zoning: The site is zoned E-I Employment District. Offices, warehouses, and manufacturing <br />facilities are permitted uses within this district, <br /> <br />Access: The site currently has access from Bunker Lake Blvd. The expansion would not <br />change the access location but would alter its design. Because Bunker Lake Blvd is a County <br />road, Anoka County was notified of the expansion proposal. <br /> <br />Lot Coverage: The lot is 103,165 square feet. The existing building is appf(~ximately <br />10,000 square feet. With the proposed addition of 9,920 square feet, total building coverage <br />on the site will be 19,920 square feet or 19% (45% isthe maximum permitted by City Code). <br /> <br />Utilities: The facility will be served by municipal sewer and water facilities. <br /> <br />Setbacks: The E-I" Employment District requires front, side, and rear building setbacks of 35 <br />. feet, 20 feet, and 35 feet, respectively. Parking lots and paving must be 20 feet from the street <br />right-of-way. The proposed addition meets setback requirements in the front and side yards <br />but not in the rear yard (20 feet is ~hown). A revised site plan is required that meets the rear <br />yard setback requirement, or a variance must be granted to the rear yard setback requirement <br /> <br />56 <br />
