Site Plan Review: GNfIExpansion
August 31, 2006
Page 2 of4

Architectural Standards: Within the E-l Employment District, exterior wall finishes on
buildings must consist of brick, stucco, glass, wood, stone, pre-cast panels whose surfaces
have decorative material or texture, or other materials as approved by the City Council. The
. site plan indicates the expansion will be painted concrete block to match the existing building
(the existing building is unpainted rock face block). Please clarify what material is proposed
for the expansion. Color renderings of building elevations are requested to be shown at the
Planning Commission meeting.

Waste Storage: City Code requires waste storage facilities to be enclosed.

Off-Street Parking - Spaces Required: City Code requires one parking stall for every 1,000
square feet of manufacturing/warehouse space and one stall for every 300 square feet of .
office space. The site plan indicates that the expanded building will consist of 4,000 square
feet of office space (13 stalls required) and 15,920 square feet of warehouse space (16 stalls..
required), for a total of 29 parking stalls. There are 15 striped parking stalls currently on the
site; the site plan indicates there is space for at least 43 parking stalls. Staff is recommending
that at least 29 parking stalls be striped once the expansion plans are complete.

Off-Street Parking - Design: The site plan indicates that the parking area will be blacktop
with concrete curbs and gutters.

Lighting: City standards require that the luminaire (light source) must not be visible from
beyond the property line. Shop drawings for any new lighting fixtures must be submitted to
the City for approval prior to installation.

Sign age: Any new signage on the property will require a sign permit, which is approved
separately from the site plan.

Landscaping: The submitted landscaping plan is generally acceptable with the following
comments:

r

. City Code requires one new tree per 1,000 sq. ft. of building footprint expansion.
Thus, a minimum often (10) trees are required. The proposed plantings exceed
the minimum requirements.
. A species other than Norway Maple should be considered.
. Planting depth shall be such that the trunk flare is at or just above grade level.
Trees planted too deeply will be rejected.
. At installation, only prune branches that are broken or deformed (do NOT prune
1/3 of foliage as shown in the tree planting detail).
. Any pruning cuts that are necessary shall be made just outside the branch cotlar,
NOT flush with badc
. All areas not otherwise improved in accordance with the approved site plan must'.
be sodded; the landscape plan indicates that seed will be used. All landscaped
areas must also be irrigated. The proposed irrigation system will need to be
reviewed by the City Engineer. The irrigation system will need a dedicated

57
