This sheet identifies the Existing Conditions at the Green Valley Greenhouse and <br />has been modified by yourself to reflect your proposal for the addition of a warehouse to the site <br />at 6530 Green Valley Road. The site plan submittal also includes a letter dated August 21, 2006 <br />'outlining the' proposal; east and north elevations of the proposed warehouse dated August 18, <br />2006. We offer the following comments: <br /> <br />General: The plan proposes to relocate one of the existing greenhouse structures and construct a <br />7,176 square foot shipping warehouse in its place. The existence of the Greenhouse is by <br />Conditional Use Permit which provides for a growth plan and states that any new construction or <br />expansions to structures, other than greenhouses, are subject to the site plan review process in <br />accordance with City Code. <br /> <br />Zoning: The site is zoned R-l Residential (Rural Developing); the commercial operations on the <br />site are allowed by a Conditional Use Permit previously issued by the City. <br /> <br />Access: The site currently has two accesses onto Green Valley Road (County Road #63); no new <br />accesses are proposed. The easternmost of these two accesses is generally used for shipping and <br />receiving. The Site Plan was sent to Anoka County Highway Department for review and <br />comment. <br /> <br />Building Size: The new warehouse is proposed to be 1,176 square feet in size. <br /> <br />Lot Coverage: The Conditional Use Permit allows for expansions of the operation up to 35% of <br />the lot area in structures, or 572,855 square feet. There is currently 436,775 ,square feet of'" <br />building coverage on the site. The addition of the 1,176 square foot warehouse"increases the <br />building coverage to 437,951 square feet, which is in compliance with the 35% restriction. <br /> <br />73 <br />
