<br />Site Plan Review: Green Valley Greenhouse <br />August 31, 2006 <br />Page 2 of3 <br /> <br />Utilities: Municipal water and sanitary sewer are not available to the site. The new warehouse <br />will be served by an existing on-site well and septic system. <br /> <br />Setbacks: There are no commercial setback standards in the R-1 Rural Developing District The <br />Conditional Use Permit requires a 65 foot setback of all structures from all property lines. The <br />proposed warehouse significantly exceeds the 65 foot setback. <br /> <br />Landscaping and Screening: The facility is located in the R..1 Rural Developing District and it <br />would be appropriate to install some trees inside the north property line, parallel to Green Valey <br />Road to screen the warehouse dock activity from the public road. Some of the suggested salt- <br />hardy species include the following: Black Hills Spruce, DED Resistant Elm varieties, Ginkgo, <br />Kentucky Coffeetree, Ohio Buckeye, Black Walnut, Austrian Pine, N. White Cedar, Honey <br />Locust, Catalpa. <br /> <br />Tree Preservation: This site IS devoid of any significant tree cover and therefore, no tree <br />preservation plan is necessary. <br /> <br />Waste Storage: City Code requires dumpsters to be either stored indoors or in a completely <br />screened enclosure outdoors. lithe waste storage for this warehouse is to be conducted outdoors, <br />the site plan should be modified to. describe the enclosure that will provide 100 percent <br />screenmg. <br /> <br />Off-Street Parking and Driveways... Design: The site plan identifies that the driveway to the <br />warehouse will be a combination of concrete and bituminous, which is in accordance with City <br />Code. It appears that the new driveway will connect with an existing gravel drive aisle, which <br />then connects to a bituminous access onto Green Valley Road. The section of gravel drive aisle <br />must also be resurfaced with bituminous or concrete. The perimeter of all pavement must be <br />encompassed with B-6112 concrete curbing. The site plan does not identify the use of concrete <br />curbing along the proposed access to the building. <br /> <br />Off-Street Parking... Spaces Required: The site plan is not proposing an increase to the <br />employee parking lot. The plan submitted does not indicate the number of existing employee <br />parking spaces or whether the new warehouse will result in an increase in the number of <br />employees. This site should have at least one parking space for each employee on the maximum <br />working shift. Confirmation of adeqllate parking spaces requires information regarding existing <br />number of employees on maximum shift, number of new employees proposed with expansion, . <br />existing number of off-street parking spaces. <br /> <br />74 <br />
