The total square footage of all buildings <br />would be approximately 70,000 square feet of space. An application for _ site plan review and <br />rezoning to planned unit development will be required simultaneously with preliminary plat <br />submittal. <br /> <br />Zoning: The site is currently zoned E-I: Em loyment, and both offices and warehousing are <br />permitted uses within this district. <br /> <br />Lot Standards: The minimum lot size in the E- district is 1 acre and minimum lot width is 200 <br />feet. The proposal for Northfork Office Condos proposes to create multiple smaller lots and sell <br />each office condo separately. This process will r quire a rezoning to planned unit development in <br />order to allow for smaller lot sizes and widths th n the current standards. <br /> <br />Setbacks: City Code establishes a 35 foot fro t yard setback, 35 foot rear, and a 20 foot side <br />yard setback for all buildings. Parking and driv aisles must be a minimum of 20 feet from all <br />street right-of-way. It appears that some of t e parking areas are proposed closer than the <br />minimum 20 foot setback from the right-of- ay. Future plans must adhere to the required <br />setbacks from the right-of-way. <br /> <br />Utilities: Municipal sewer and water facilities e not cUrrently available to this property. The. <br />sketch plan proposes to utilize an alternative w stewater system and community well to support '". <br />the proposed offices. The community well will need to be sized large enough to' accommodate <br />fire suppression capabilities. A booster pump an water reservoir may be required.
