A fire protection engineer or sprinkler designer will need to be responsible for <br />supervising the details. The sprinkler system should also be designed for the highest hazard <br />classification in any of the units. All regulations regarding the community well must be adhered <br />to according to the Department of Health standards. All details regarding the design, location, <br />and management of the system will be required at the preliminary plat review stage. This system <br />will be required to be connected to the municipal system within 2 years of becoming available. <br /> <br />Landscaping: City Code requires the installation of 1 tree per 1,000 square feet of building and <br />1 shrub for every 300 square feet of building area. All landscaping requirements will be reviewed <br />at the time of site plan review. . <br /> <br />Off-Street Parking: City Code requires the .construction of 1 parking stall per 300 square feet of <br />office space, and 1 stall for every 1,000 feet of warehousing space. Assuming 45,000 square feet <br />of warehousing and 25,000 square feet of office space, a total of 125 spaces will be required for <br />the proposed development. Building usage will be verified upon permits for tenant finishes, and <br />the City of Ramsey reserves the right to require additional parking, based on the actual usage of <br />the proposed buildings. The sketch plan shows 406 spaces, which far exceeds the amount of <br />required space. <br /> <br />-Drainage and Grading: The drainage and grading plans will be reviewed at the site plan review <br />stage. A permit for this development will be required from the Lower Rum River Water <br />Management Organization (LRR WMO). <br /> <br />Access and Streets: Access to this site is proposed from three accesses on 156th Avenue NW. <br />These accesses are located too close to each other, and does not provide a clear entry and exit <br />point for loading areas. Your plan will need to be revised to reduce the number of accesses and <br />provide farther spacing between access points. <br /> <br />Emergency vehicles will need access to within 150 ft of every wall of these buildings. Also, <br />turning radius will be required to be documented to assure being able to drive to all units, <br />especially during business hours. <br /> <br />156th Avenue is presently connected to Highway IO through a public street in the City of Elk <br />River. As part of the plat, 156th Avenue will need to be constructed to provide access to Alpine <br />Drive. The details of this extension will be investigated at the preliminary plat stage. <br /> <br />Drive aisles must be sized and designed to accommodate emergency vehicles. Specific comments <br />will be submitted at the preliminary plat review stage. <br /> <br />Provisions for loading areas must be indicated in a separate location and as a separate entrance.. <br />from the general customer/employee parking areas. <br /> <br />Park Dedication: The plan will be forwarded to the Park and Recreation Commission at the <br />time of preliminary plat.
