• <br />• <br />Subdivision 1. R - Residential (MUSA). The intent of this district is to accommodate single <br />family dwelling units on suitable land within the Metropolitan Urban Service Area at a maximum <br />net density of 3 units per acre or 4 units per acre through the use of a Planned Unit Development <br />(PUD). <br />Subd. 2. R - Residential (Rural Developing). The intent of this district is to accommodate <br />single family dwelling units outside of the Metropolitan Urban Service Area at a maximum gross <br />density of 1 unit per 2.5 acres. <br />Subd.3. R - 1 Residential (Central Rural Reserve). The intent of this district is to allow a <br />gross density of 1 unit per 10 acres. <br />Subd.4. R -1 Residential (Rural Preserve). The intent of this district is to allow a gross <br />density of 1 unit per 10, acres. <br />Subd.5. R - Residential. The intent of this district is to accommodate duplexes, twinhomes, <br />townhomes, or multi-family units at a maximum density of 7 units per acre and a minimum <br />density of 3 units per acre. <br />Subd.6. R -3 Residential. The intent of this district is to accommodate townhomes or multi- <br />family units at a maximum density of 15 units per acre and a minimum density of 7 units per acre. <br />Subd. 7. B - Business District. The intent of this district is to provide a commercial area for <br />goods and services for the surrounding neighborhoods and community on a smaller scale than the <br />B -2 district. <br />Subd. 8. B - Highway Business District. The intent of this district is to provide for and limit <br />the establishment of motor vehicle oriented or dependent businesses and convenience -type, high <br />intensity commercial and service activities characteristically located along major traffic carriers. <br />Subd. 9. B - Business District. The purpose of this district is to provide for large -scale <br />commercial development, including retail, entertainment, restaurant, and other complementary <br />commercial uses. The District is intended to provide a commercial environment that is functional <br />for both pedestrians and automobiles, complete with high- quality building design, materials, and <br />landscaping. The District is further intended to accommodate larger -scale and more convenience <br />oriented commercial users than are envisioned for the Town Center zoning district located east of <br />Armstrong Blvd. <br />Subd.10. H -1 Highway 10 Business District. The intent of this district is to allow for uses that <br />minimize traffic and vehicular access points, and facilitate orderly transition of the corridor while <br />allowing property owners the ability to utilize their property for economic benefit until such time <br />as the U.S. Highway 10 transportation system improvements are initiated. <br />Subd.11. E -1 Employment District. The intent of this district is to accommodate general <br />industrial activities. <br />
