• <br />City Engineer Jankowski responded their plan was to have it come out on Highway 10. He stated <br />to do this they would need MnDOT's concurrence also. He stated they would be looking to <br />redevelop the commercial area to the north and making all of the commercial accesses come out <br />and exit at one location rather than the several locations as they are now. He stated this could be <br />accomplished by a service road and there would be no direct access onto Highway 10 other than <br />at this location. <br />Commissioner Van Scoy asked how this would affect Grosslein's concerns. <br />City Engineer Jankowski responded these units would be able to access this access also. He <br />noted they would also reconfigure Grosslein's access, which was one of their issues. <br />Chairperson Nixt noted the density was slightly below the R -2 standard. He asked if they should <br />flip this as a PUD. <br />Associate Planner Geisler responded that was a possibility. <br />Associate Planner Dalnes noted the City Council wanted more space between the units which <br />would make it over 4 units an acre so they were in a catch 22 right now and were working on <br />resolving this. <br />Chairperson Nixt suggested they change this to R -1 and limiting it to a maximum of 4. He noted <br />this would address Grosslein's concerns also. He stated he was in favor of the concept plan and <br />he believed staff and the applicant needed to work together on the issues of the outlot. <br />Associate Planner Geisler stated there was a discussion at staff level to revise the cul -de -sac <br />standards if they had sufficient access to fire hydrants. <br />Case #7: Public Hearing — Consider Amendments to 9.20 (Zoning Districts) of the <br />Zoning Chapter of City Code; Case of City of Ramsey <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 9:34 p.m. in <br />order to call the public hearing to order. <br />Public Hearing <br />Chairperson Nixt called the public hearing to order at 9:34 p.m. <br />Presentation <br />Associate Planner Dalnes reviewed that in 2001, the City of Ramsey adopted an updated <br />comprehensive plan that re- organized the zoning and land use districts. Chapter 9 was updated . <br />in 2002 to reflect these changes.
