They also spoke in opposition to not only the <br />single lot being rezoned to medium density but the decision last year to designate the entire <br />project area now referred to as Alpine Acres to medium density residential in the Comprehensive <br />Plan. <br /> <br />Recommendation: <br /> <br />The Planning Commission opinion was that the portion of the subject property proposed to be <br />developed with townhomes will serve as the entrance to the proposed Alpine Acres subdivision <br />consisting of 202 townhouse units. Changing the subject properties land use designation to <br />medium density residential appears to be compatible with the existing land use designations and <br />development plans for the remainder of the area. It was noted that if the portion of the parcel <br />proposed to be developed with towhomes retained the single family zoning, there could be 4 <br />single family homes developed. The developer agreed to reduce the number of townhomes <br />proposed for this area from 6 to 4.
