<br />CASE # <br /> <br />REQUEST FOR COMPREHENSIVE PLAN AMENDMENT; <br />CASE OF OAK CREEK BUILDERS, INC. <br />By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Tim Pomerleau of Oak Creek Builders, Inc., has submitted an application for an amendment to <br />the 2002 Comprehensive Plan. The request is to change the land use designation from Low <br />Density Residential to Medium Density Residential for the property generally located in the <br />northeast quadrant of Sunfish Lake Blvd. and Alpine Drive, or otherwise known as 6251 Alpine <br />Drive. The amendment to the Comprehensive Plan, coupled with a rezoning and subdivision <br />request, would allow the applicant to develop the property with townhomes. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site Location Map <br />b) Proposed preliminary plat for Alpine Acres 2nd Addition <br />c) Letter from Deb Kuechle, 15345 Sunfish Lake Blvd., dated June 3, 2003 <br />d) Proposed Resolution approving the request and authorizing submittal to Metropolitan <br />Council <br /> <br />Notification: <br /> <br />State law requires that the City notify property owners within 350 feet be notified. Staff <br />attempted to notify property owners within 700 feet of the subject property. <br /> <br />Observations: <br /> <br />The applicant has an active purchase agreement with the estate holders of the subject property. <br />Mr. Pomerleau is developing the property located to the northeast of the subject property with <br />townhomes, the proposed Alpine Acres subdivision. The applicant would like to include the <br />subject property as part of the Alpine Acres townhouse subdivision and develop 6 townhome <br />units on the property. <br /> <br />The 2002 Comprehensive Plan designates the subject property as low density residential. The 5 <br />lots located immediately north of the subject property are designated for low density residential <br />development; the remainder of the property bordered by Alpine Drive, C.S.A.H. #5 and Sunfish <br />Lake Blvd. is designated medium density residential. <br /> <br />The Planning Commission conducted a public hearing on June 5, 2003 regarding the proposed <br />amendment to the Comprehensive Plan. Ms. Kuechle stated her opposition to the comprehensive <br />plan amendment and subsequent rezoning because the previous property owners, now deceased, <br />had told her that they did not want their property developed with anything other than single <br />family homes.
