POLICY - On-site sewage treatment - In virtually all cases, sewage must be treated on <br />the site for the foreseeable future. When a single land use will be generating substantial <br />amounts of sewage, the most effective treatment system should be installed. In clustered <br />developments, land may be required to be set aside for a future community drainfield if <br />the lots have minimum suitable building area, or land may not be available for a <br />community system in the future. <br /> <br />RURAL RESIDENTIAL AREAS <br /> <br />Parcel Size Determining Eligible Development: <br /> <br />The size of the parcel which shall determine the number of eligible residential units which can <br />be developed on the parcel will be the parcel size and state of development as of January 1, <br />1990. <br /> <br />When a parcel acreage is not evenly divisible by ten (10), allowing for a pro rata density of our <br />(4) units per forty (40) acres, an additional lot may be developed only if the size of the <br />fractional parcel is at least 75 percent of that required for a single or an additional lot. Eligible <br />units per parcel are as follows: <br /> <br />Parcel Size <br /> <br />Eliaible Units <br /> <br />Urban Reserve Area <br /> <br />Minimum Lot Size: <br /> <br />Ten (10) acres outside the Metropolitan Council approved Metropolitan Urban Service Area <br />(MUSA) and the City's designated urban area with a maximum density of 4 units per 40 acres on <br />a pro rata basis. <br /> <br />Rural Transition Area <br /> <br />Minimum Lot Size: <br /> <br />Two and one-half (2.5) acres in the area between the City's designated urban area and Trott <br />Brook with a maximum density of 4 units per 40 acres on a pro rata basis. <br /> <br />Rural Area <br /> <br />Minimum Lot Size: <br /> <br />Ten (10) acres in the area north of Trott Brook which. are outside of the MWCC District <br />Boundary with a maximum density of 4 units per 40 acres on a pro rata basis. <br /> <br />44 <br />
