Hence, more recent trends <br />are likely more reflective of the future than an eight or ten year trend. With this knowledge, the <br />City would recommend that we use the five-year average which equates to 205 building permits <br />per year. As the above table indicates, the City would require 561 residential acres for a land <br />supply until the year 2000. ~ ' <br /> <br />Based upon these figures, the City of Ramsey would need an additional 526 acres to have a seven <br />year supply of residential property (561 acres less 35 vacant, residentially zoned acres). The City <br />would recommend that areas 4, 5, 6 and 7 of Figure 3 of the 1993 Comprehensive Plan <br />Amendment be considered for this expansion. These areas would equate to 476 residential acres <br />with 92 acres of commercial property. The City would also like to see Area 11 included in the <br />expansion, which would bring an additional 57 industrial vacant acres and 129 residential vacant <br />acres into the MUSA. The City does not expect to develop the residential portion of the area until <br />after a majority of the other vacant property is absorbed.
