REZONING PROCEDURE <br />1. Pre - application Meeting - The petitioner shall meet <br />with City staff to discuss his proposal and City <br />requirements. <br />2. Complete application form provided. <br />3. Upon application for rezoning, the petitioner shall <br />present 3 copies of a General Development Plan. <br />This plan shall be a conceptual rendering only and shall <br />not require the fine detail of a site plan. The General <br />Development Plan shall be drawn to scale with topography <br />of a contour interval not greater than two (2) feet and <br />show the following when applicable: <br />(a) The proposed site with reference to existing develop- <br />ment on adjacent properties. <br />(b) General location of proposed structures. <br />(c) Tentative street arrangements, both .. public and private. <br />(d) Amenities to be provided such as recreational areas, <br />open space, walkways, etc. <br />(e) Tentative plat showing proposed streets and parks in <br />relationship to the proposed development. <br />(f) General location of parking areas. <br />(g) Proposals for availability_ of public sanitary sewer, <br />water, and storm drainage. <br />(h) A statement showing proposed density of the pro- <br />ject with the method of calculating said density <br />also shown. <br />Payment of a fee as determined by resolution of the City <br />Council which is commensurate with the cost of processing <br />this application. <br />5. The staff shall review and make recommendations to the <br />Planning Commission for their review and action. If a <br />conceptual rendering is needed,-10 copies (or =one r8 - - 1/2" <br />x 11 ") shall be provided by the applicant. The applicant <br />shall receive a copy of the staff report when copies are <br />distributed to the Planning Commission. <br />6. After the Planning Commission makes a recommendation <br />on the rezoning application, its recommendation will be <br />forwarded to the City Council. <br />7. The City Council will make the final determination as to <br />whether the permit will be granted and under what conditions. <br />
