SITE PLA2; 1. Pre-application meeting - The petitioner shall meet with City staff to discuss his proposal and City - requirements. 2. Complete application form provided. The Planning Commission shall review all site plans. The site plan shall contain details of the proposed site development including identification signs, location of buildings, streets, driveways, parking spaces, dimensions of the lot, lot area and yard dimensions. Also include where applicable: (a) Location and elevation of water and sewer connections; (b) Locations of existing and proposed fire hydrants; (c) Available soil borings shall be submitted (prior to building permit approval soil borings at 50 foot intervals at foundation line shall be submitted); (d) Floor elevation of ground floor; (e) Existing and proposed site grades; - 4. Complete landscaping plans including species and showing planting and mature size of trees and shrubs proposed.. 5. Complete plans for proposed sidewalks or walkways to ser- vice parking, recreation and service areas within the proposed development. 6. Complete plans for storm water drainage systems sufficient to drain and dispose of all surface water accumulations within the area. 7. Complete plans and specifications .for .exterior wall finishes proposed for all principal and accessory buildings. 8. Complete plans for storage areas for waste and garbage. 9. File 3 copies of the detailed site plan (containing information requested in numbers 1 -7 above). 10. Payment of a fee as determined by resolution of the City Council which is commensurate with the cost of processing this application. 11. The staff shall review and make recommendations to the Planning Commission for their review and action. If a conceptual rendering is needed, 10 copies (or one 8 1/2" x 11 ") shall be provided by the applicant. The applicant shall receive a copy of the staff report when copies are distributed to the Planning Commission. 12. After the Planning Commission makes a recommendation on the rezoning application, its recommendation will be forwarded to the City Council. 13. The City Council will make the final determination as to whether the permit will be granted and under what conditions.
