SITE PLA2; <br />1. Pre-application meeting - The petitioner shall meet <br />with City staff to discuss his proposal and City - <br />requirements. <br />2. Complete application form provided. <br />The Planning Commission shall review all site plans. <br />The site plan shall contain details of the proposed site <br />development including identification signs, location of <br />buildings, streets, driveways, parking spaces, dimensions <br />of the lot, lot area and yard dimensions. <br />Also include where applicable: <br />(a) Location and elevation of water and sewer connections; <br />(b) Locations of existing and proposed fire hydrants; <br />(c) Available soil borings shall be submitted (prior to <br />building permit approval soil borings at 50 foot <br />intervals at foundation line shall be submitted); <br />(d) Floor elevation of ground floor; <br />(e) Existing and proposed site grades; - <br />4. Complete landscaping plans including species and showing <br />planting and mature size of trees and shrubs proposed.. <br />5. Complete plans for proposed sidewalks or walkways to ser- <br />vice parking, recreation and service areas within the <br />proposed development. <br />6. Complete plans for storm water drainage systems sufficient <br />to drain and dispose of all surface water accumulations <br />within the area. <br />7. Complete plans and specifications .for .exterior wall finishes <br />proposed for all principal and accessory buildings. <br />8. Complete plans for storage areas for waste and garbage. <br />9. File 3 copies of the detailed site plan (containing <br />information requested in numbers 1 -7 above). <br />10. Payment of a fee as determined by resolution of the City <br />Council which is commensurate with the cost of processing <br />this application. <br />11. The staff shall review and make recommendations to the <br />Planning Commission for their review and action. If a <br />conceptual rendering is needed, 10 copies (or one 8 1/2" <br />x 11 ") shall be provided by the applicant. The applicant <br />shall receive a copy of the staff report when copies are <br />distributed to the Planning Commission. <br />12. After the Planning Commission makes a recommendation on <br />the rezoning application, its recommendation will be <br />forwarded to the City Council. <br />13. The City Council will make the final determination as to <br />whether the permit will be granted and under what conditions. <br />
