Commercial Trunk Highway (TH) 10 in the southeast portion of the <br />Land Use community. <br />2) TH 10 development consists of a variety of commercial <br />establishments including offices, highway- oriented <br />retail, and some industrial. <br />3) Much of the development along TH 10 occurred prior to any <br />development controls, therefore most of these establish- <br />ments lack: <br />a) properly controlled access; <br />b) improved parking lots; and <br />c) landscaping and screening. <br />4) Current zoning ordinance provides for neighborhood con- <br />venience centers scattered throughout the city. <br />5) The only area designated for a shopping center is in the <br />vicinity of the intersection of TH 47 and Nowthen <br />Boulevard. <br />6) Ramsey presently has over 200 acres zoned for commercial <br />use along TH 47 in the vicinity of Nowthen Boulevard. <br />7) Commercial Development is presently allowed without <br />public utilities, however the City has strict private <br />sewage system standards and requires Development Permits <br />in the urban area. <br />8) Present zoning ordinance has six commercial districts: <br />UMB Urban Multiple Business - The general intent of <br />this district is to accommodate medium density <br />residential housing, offices and personal use <br />type business, all intended to act as a periph- <br />ery zone to the UB district. <br />UMB-1 Urban Multiple Business, excluding residential <br />housing - The general intent of this district <br />is to accommodate offices and personal use type <br />businesses, excluding residential housing. <br />39 <br />
