r <br />INVENTORY - <br />f. Industrial <br />Land Use <br />PLAN <br />a. General <br />Provisions <br />UB <br />B -1 <br />Urban Business - The general intent of this <br />district is to accommodate retail homeowner <br />oriented shopping facilities, with an emphasis <br />on that type of retail business which sells a <br />product to the final consumer. <br />Business - The general intent of this district <br />is to accommodate general commercial <br />activities. <br />RB -1a Rural Business - The general intent of this <br />district is to accommodate convenience type <br />retail establishments with low wastewater <br />flows. <br />1) Approximately 1200 acres is currently zoned industrial, <br />which includes the airport and existing industrial dev- <br />elopment. (Anoka currently has 400 acres zoned in- <br />dustrial). This area is located along TH 10 and the Bur- <br />lington railroad tracks. <br />2) Industrial development is presently allowed without <br />public utilities, however, the City has strict private <br />sewage system standards and site plan reviews. <br />3) The present ordinance does include performance standards <br />• for site plan reviews. <br />4) An amendment to the present zoning ordinance recommends <br />distinguishing between types of industrial development, <br />i.e., companies which have outdoor storage needs, those <br />which operate 24 hours a day, and those which create air <br />or noise pollution. <br />5) Minimum lot size for industrial development is one acre. <br />2. PLAN <br />In response to the conditions listed in the inventory, the <br />City of Ramsey proposes to: (see Map 10, Proposed Zoning Map) <br />1) Adopt land use regulations which conform with regulations <br />of the EQB, and DNR concerning the rivers, streams, and <br />lakes within the community. These standards are taken <br />from the Critical Area report and are intended to meet <br />the intent of the various state environmental regulations <br />governing rivers, streams and lakes in Ramsey. <br />2) Designate on the Zoning Map the Critical Area, Wild and <br />Scenic and Recreational District boundaries and Municipal <br />Shoreland Standards where the land use regulations indi- <br />cated in Table 9 will be required. <br />40 <br />
