Characteristics: Most of these uses are of the "one- stop" <br />variety, that is, they are commonly not patronized on "shopping" <br />trips or dependent on "walk -in" trade but special trips are <br />made for the specific service or item. They are uses that are <br />often incompatible with retail activities, but will often <br />be located near other business facilities. Many of the wide <br />variety of business types in this category often produce <br />undesirable affects on abutting uses, so extreme care must be <br />used in the placement and buffering of highway service <br />business. For instance: <br />Through - highway businesses, such as motels, restaurants, <br />service stations, superettes provide the basic require- <br />ments of the travelling public. They should, therefore, be <br />easily accessible to the sub - regions and through - traffic <br />which they serve by being located on major arterials near <br />junctions with major highways on or major highways them- <br />selves. <br />Arterial Businesses, such as drive -ins, superettes, service <br />stations, supermarkets, and dry cleaning, require large lots <br />with low building coverage and serve neighborhoods and <br />communities. They should therefore, be placed in central <br />locations or major arterials or adjacent to shopping <br />centers. • <br />Automotive and Allied Sales, such as new and used car sales, <br />farm implement sales, trailer and heavy equipment sales, <br />serve communities and subregions. They should therefore, <br />be concentrated to allow for comparison shopping. <br />Automotive and Allied Services, including automobile services <br />and repair, body shops, service stations, automobile parts, <br />serve neighborhood, communities, and subregions. They should <br />be located adjacent to each other because of their complemen- <br />tary functions, and near shopping centers. <br />Type of Development: <br />- Retail, restaurants, offices, banks <br />- Auto - oriented uses such as drive -in facilities, auto sales <br />and service and specialized services resulting from our <br />mobile society - motels, restaurants, drive -in theaters, etc. <br />- Businesses that are incompatible with retail shopping <br />facilities because of their size, type of traffic generated <br />or general performance standards. <br />- Clusters of these uses serving other industrial or commercial <br />warehouse uses which have considerable customer contact. <br />
