(1) Urban Business (Neighborhood Center) UB <br />Purpose: To provide convenience shopping for day -to -day <br />needs within easy walking distance (% mile) or within 5 <br />minutes driving time (11/2 to 2 miles) of all residents <br />within its primary trade area. <br />Type of Development: <br />- Planned, unified shopping center. <br />- Major tenants - one or more large supermarkets and a <br />large drug store. <br />- Other tenants - hardware stores, minor appliance stores, <br />cleaning and repair services, barber and beauty shops, <br />card and gift shops, dairy stores, small bakeries, clothing <br />shops, florists, small variety stores. <br />- Complementary uses - local business and professional <br />offices, medium density housing and churches. <br />- Typical adjacent uses - service stations, drive -in facilities. <br />Locational Criteria: <br />- Intersection of thoroughfares and /or collectors. <br />- Centrally located at a common point on the periphery of <br />3 or more neighborhoods. <br />- Adjacent to low density residential areas. <br />(2): Urban Business - Convenience <br />(Local Neighborhood Convenience Center) UB-C' <br />This variety of shopping center is not ordinarily included <br />in the 3 broad categories of shopping centers. It is, <br />however, important; particularly in communities that have <br />experienced the value of very localized stores that serve <br />• a relatively small area of local residents. <br />b) Business B -1 <br />Purpose: To provide a wide range of auto - oriented services <br />such as restaurants, motels, combined warehouse /retail uses, <br />drive -in facilities of all types, automotive sales and service <br />and specialized service business functions that are convenient <br />to the motorist on the City's highways and thoroughfares. <br />
