- Activities. that require a relatively large land area <br />for low intensity land uses. The land uses are a <br />nature that substantial topographic changes are not <br />required and structures are limited to clubhouses, <br />maintenance buildings, and accessory structures. <br />Examples would include golf courses, shooting ranges, <br />motorized vehicle and other recreational areas. <br />16. POLICY Transportation - The majority of the land in <br />the Rural Service Area shall be served by bituminous <br />roads. _ <br />17. POLICY - Development shall occur on an environmentally <br />sound basis: <br />-Measures should be taken to prevent erosion during and <br />after construction, particularly in cases where <br />development will be occurring in areas with erosion <br />potential - typically slopes greater than 6%. <br />- Structures should typically be set back from bluff <br />lines a minimum of 50' and greater if required. <br />-Building sites should remain in their natural state to <br />the greatest extent possible. Areas that requires <br />substantial changes from their natural state shall not <br />be permitted. Development should be designed so as to <br />minimize disturbance of natural systems. <br />- Natural drainage should be used to the greatest extent <br />possible. <br />18. POLICY - On -site sewage treatment - In virtually all <br />cases sewage must be treated on the site for the <br />foreseeable future. When a single land use will be <br />generating substantial amounts of sewage the most <br />effective treatment system should be installed. In; <br />clustered developments land may be required to be set <br />aside for a future community drainfield if: the <br />development is in a shoreland area, mound systems are <br />required on many of the lots, the lots have minimum <br />suitable building area, land may not be available for a <br />community system in the future. <br />57 <br />
