RURAL RESIDENTIAL AREAS <br />Parcel Size Determining Eligible Development: <br />The size of the parcel which shall determine the number of <br />eligible residential units which can be developed on the parcel <br />will be the parcel size and state of development as of January 1, <br />1990. <br />When a parcel acreage is not evenly divisible by ten (10) <br />allowing for a pro rata density of four (4) units per forty (40) <br />acres, an additional lot may be developed only if the size of the <br />fractional parcel is at least 75% of that required for a single <br />or an additional lot. Eligible units per parcel are as follows: <br />Parcel Size <br />7.5 to 17.49 acres <br />17.5 to 27.49 acres <br />27.5 to 37.49 acres <br />37.5 to 40.00 acres <br />Urban Reserve Area <br />Minimum Lot Size: <br />Ten (10) acres outside the MC approved Metropolitan Urban Service <br />Area (MUSA) and the City's designated urban area with a maximum <br />density of 4 units per 40 acres on a pro rate basis. <br />Rural Transition Area <br />Minimum Lot Size: <br />Eligible Units <br />1 unit <br />2 units <br />3 units <br />4 units <br />Two and one half (2.5) acres in the area between the City's <br />designated urban area and Trott Brook with a maximum density of 4 <br />units per 40 acres on a pro rata basis. <br />Rural Area <br />Minimum Lot Size: <br />Ten (10) acres in the area north of Trott Brook which are outside <br />of the MWCC District Boundary with a maximum density of 4 units <br />per 40 acres on a pro rata basis. <br />58 <br />
