1 <br />1 Mississippi Critical River District, <br />Minimum Lot Size: <br />1 Five (5) acres outside of the MUSA which are within the <br />Mississippi Critical River Area District with a maximum density <br />of 4 units per 40 acres on a pro rate basis. <br />Development Limitations: <br />A. All subdivisions in the R -1R district shall be platted and <br />the following covenants at a minimum shall be filed with the <br />final plat: <br />1 A covenant clearly stating the development eligibility <br />status of the parcel. <br />1 - A covenant clearly restricting the development of the <br />remainder of the parcel if all land is not fully <br />incorporated into building lots. <br />In the City's designated rural area only, a covenant <br />stating that the area is rural and that commercial <br />agriculture and other rural land use activities will <br />likely be occurring in the area. Complaints relating <br />to these activities shall be considered unwarranted so <br />long as such activities are being conducted in a lawful <br />manner in accordance with existing standards. <br />If the home sites include any environmentally sensitive <br />land, a covenant shall clearly state any restrictions <br />1 on clear cutting, vegetation removal, erosion control, <br />or other controls necessary to protect the <br />environmental resource. <br />- A covenant stating that buildings will be situated on <br />the lots permitting resubdivision of the plat and urban <br />1 densities in the urban reserve and urban transition <br />areas. <br />B. Wetland, floodplain or other land within the parcel may be <br />' attached to one of the lots in the subdivision or in a lot <br />to be owned in common by all of the lots in the subdivision. <br />A lot to be owned in common shall have a minimum dimension <br />1 of 200'; such a lot must abut or have access from all lots <br />having common ownership. <br />C. Park dedication requirements in the 4 per 40 districts shall <br />1 be calculated based on the new lots being created and not on <br />the non- developable remainder. <br />1 <br />59 <br />
