HKGi has developed some unique <br />tools to manage growth including the establishment of growth boundaries <br />and tying land use decisions to crop equivalency ratings in Mower County, <br />Minnesota and the use of performance criteria in Norwood/Young <br />America, Minnesota. These approaches provide considerable flexibility <br />in land use regulations while fostering cooperative partnership <br />relationships between Cities, Townships and Counties. <br /> <br />Open Space Preservation. HKGi staff are very familiar with <br />contemporary techniques to set open space aside with a minimal <br />expenditure of public funds including TDR, conservation easements <br />and land trusts. We have an established relationship with the Minnesota <br />Land Trust. <br /> <br />Concept Planning. HKGi also employs a unique procedural approach <br />to Comprehensive Planning that involves the formulation of concept <br />plan alternatives that paint a variety of big picture or broad brush solutions <br />that are tied to natural patterns. This approach provides a clear <br />understanding of what's really important.
