The property is hereinafter referred to as the "Subject Property". <br /> <br />Please accept this letter as North Fork'sXormal request for consideration <br />of the Subject Property as a suitable site for some form of clllsb=>red development <br />(perhaps one-level townhouses) and increased density <br /> <br />The Subject Property has been 2reliminarilY platted into ~6 single family <br />lots, but North Fork has long believed that the Subject Property is more <br />propertly suited for some form of multiple clustered development. Such an <br />option was mentioned but not fully discussed in the Environmental Impact <br />Statement for the Northfork PUD. Some formal, but mainly informal, discussions <br />have taken place between City personnel and North Fork over the last several <br />years. These discussions have included the possible expansion of Itasca Park. <br />Construction of Itasca Park is tentatively scheduled to commence in 1999. <br /> <br />The City has in the past considered a Draft Ordinance dealing with the <br />issue of increased density on unsewered lots, but North Fork is unaware of the <br />current status of the ordinance~ <br /> <br />With the selection of a consultant to review and recommend updates to the <br />City's Comprehensive Plan, North Fork believes it is an appropriate time to <br />. begin a discussion of the general issues involved with increased density and <br />clustered development in the City and the suitability of the Subject Property <br />for such development. ~ <br /> <br />Developed by North Fork, Inc. <br />713 Bradford Ave. No., Champlin, MN 55316 · 612-484-7421 · Sales 612-441-4322 · FAX 612-441-7286 <br />
