Therefore, we anticipate that the city's plan will support the Councils Regional Growth Strategy <br />goals that include using land efficiently, achieving our urban residential densities and limiting rural <br />development on small lots. <br /> <br />In our review, we will assess the city's proposed MUSA staging to determine whether the development <br />type and intensity anticipated in each successive stage will have a negative impact on any of the regional <br />systems. The Council will allow the city to put the plan, with staging to 2020, into effect provided that <br />there are no impacts on the regional systems plans and policies, that the city agrees to any negotiated <br />terms and conditions, and that development at each stage can be accommodated within the programmed <br />capacity of the metropolitan sewer system. <br /> <br />The plan should: <br /> <br />· Include the acreages of these future land use designations. <br />· Include Worksheet B in the Local Planning Handbook to provide future land use designations, <br />acreage and density within each staging area. With acreage and density information, we can <br />determine any negative impacts on our regional systems at any development stage. <br />
