Densities within <br />the urban area could range from three to ten units per acre. <br /> <br />Q Rural residential provides a more rural environment with predominantly single <br />family homes on large lots with private septic and well systems. Here densities <br />follow regional growth policies of one unit per ten acres. <br /> <br />o Edges allow for a variety of housing at a variety of densities that are sensitive to <br />and compatible with existing developments. <br /> <br />PI~ces 'to Work <br />Well-planned commercial and industrial development allows a community to function <br />more effectively and efficiently by establishing a sound tax base reducing the burden on <br />residential homesteads. Places to work are separated from (but well connected to) places <br />to live. These areas may be developed with or without urban services. <br /> <br />. Town Cet1ter <br />Town Center is a place where Ramsey residents go to do business. It may include such <br />service-oriented businesses as banking, accounting) real estate, medical professions, and <br />city offices. This alternative looks to establish a Town Center near the intersection of <br />153rd Avenue and 81. Francis Boulevard. <br /> <br />Wetlana/Floodwa..v Pl"eservation <br />Wetlands and floodways are preserved through regional, state and local laws. The <br />responsibility of preserving natural resources above and beyond existing state and local <br />laws will be that of the private landowners. Only floodways and DNR wetlands are <br />illustrated in Concept A but environmental laws protect all wetlands from development. <br /> <br />Charactel" of Hi~hway 10 <br />Highway 10 will continue to function as a roadway with at grade intersections. Dcsign <br />standards, access management, road improvements and development patterns can <br />substantially improve the image Highway 1 0 presents to Ramsey residents and passers <br />through.
