We formally request the City to consider the possibility of <br />extending municipal services to this site (perhaps via Puma St.) <br />when sewer and water is extended west along Highway 10, which we <br />would hope would be in the not too distant future. <br /> <br />Alternatively, the City has in the past explored the issue of <br />increased density in unsewered areas but has never defined criteria <br />for such development. If public sewer and water were not timely <br />available to the site a common septic system and perhaps common <br />wells cou1,d be designed as an intermediate al ternati ve, <br />integratable into a public sewer system, when the same is available <br />to the site. Areas owned by North Fork north of 153rd could be <br />used for drainfield purposes. <br /> <br />The identified area is also not subject to the overall Park <br />Dedication Agreement for Northfork which governs the rest of the <br />Northfork PUD. Discussions, and perhaps resolution, of Park <br />Dedication for this parcel may be timely given the proposed <br />commencement of improvements of Lake Itasca Park. <br /> <br />We would ask that the City consider the identified parcel for <br />multiple development. We would further ask that the City commit to <br />the extension of multiple services along Highway 10 to the western <br />terminus of the City and since actual extension may take some time <br />we would additionally ask the City to consider what criteria and <br />what construction standards might be required for a temporary <br />septic system which would allow for the current multiple housing <br />development of the site and integration of this system into the <br />municipal system when available to the parcel. <br /> <br />We would welcome the opportunity to discuss these issues with <br />you at your convenience.
