Such discussions appear <br />timely since it is North Fork's understanding that the Citv is <br />presently investigating issues relating to the extension of public <br />sewer and water within the City and that Hoisington-Koegler, t.he <br />City's consultants, are in the process of evaluating land use <br />issues. <br /> <br />At present the identified parcel is part of the Northfork PUD, <br />w:...th concept plan approval for two short cul-de-sacs and 16 single <br />family lots to be serviced by private septic and well. North Fork <br />believes that this site would be suitable for upscale one and two- <br />level townhomes. The parcel is located with convenient access to <br />Highway 10. No additiono.l traffic would be channelled through <br />existing residential neighborhoods. The parcel abuts the Links of <br />Northfork Golf Course. There should be no adverse effects on <br />adjoining properties, or on property values. The property is <br />located across 153rd Ave. from areas identified as a public park, <br />construction of which is to commence, we believe, in 1999.
