The <br />City's policy will continue to be to support the continued growth and development of the <br />urban service area. As an integral part of this policy. the City will attempt to direct <br />most residential, commercial, industrial, and institutional development to the <br />Metropolitan Urban Service Area of the City. <br /> <br />Urban Reserve Area - This area is the area between the MUSA and the City's designated <br />urban area boundary. This is the area where future MUSA expansions would logically <br />occur. As an integral part of this policy. the City will work to preserve the capability <br />for orderly and economic expansion of urban services to this area. <br /> <br />Rural Transition Area - This area abuts the urban reserve area and is predominantly <br />one (1) to two and a half (2.5) acre residential lots. This area lies within the <br />Metropolitan Waste Control Commission's District 3 Boundary for sanitary sewer. The <br />lots in this area are generally capable of being subdivided, however, extension of <br />sanitary sewer is not anticipated for more than 20 years. <br /> <br />Rural Service Area - This area encompasses the remainder of the City. This area <br />provides for long term large lot (1 unit per 10 acres) residential use and agricultural <br />or open space areas. <br /> <br />Development Policies Relatlno to the Metropolitan Urban Service Area <br /> <br />3. <br /> <br />In response to the issues associated with future growth, the City has adopted the <br />following policies concerning the Metropolitan Urban Service Area: <br /> <br />In order to accommodate future growth and to promote efficient provision of public <br />services, future growth should occur in the Metropolitan Urban Service Area of the City. <br /> <br />POLICY - Future public investment in urban services should occur in the Metropolitan <br />Urban Service Area of the City. <br /> <br />37 <br />
