Maintenance Plan: Trott Brook Multiple Use Trail System

I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I
I

of Mil1l1esota Cities).

Real Estate Values

The Maple Grove City Assessor was interviewed for an analysis of property
values near parks. A very general "rule of thumb" is that the less the park is developed,
the more woods there are in the park, the less people will use the area. Therefore,
property values tend to be higher around natural-type parks. People are willing to pay for
the nature view and more seclusion. The trail
discussed in this report is designed to support activities for all months of the year.
Cross-country skiing facilities, which currently aren't offered along Trott Brook, would
be available in the winter months. Hiking, biking, and rollerblading could happen
during other times of the year. A trail system of this magnitude, that allows multiple year
round uses, is sure to attract a large, yet diversified group of people. Accordingly, the
presence of a large user group demands proper maintenance to encourage current and
future use.

To reach a goal of providing safety for users of this multiple-use trail, a detailed
maintenance plan needs to be developed before the actual construction begins. Initial
planning and development stages shape the potential trail experience for its users, but the
actual maintenance and operations deliver the quality through time. Since the City of

20
