The site plan submitted proposes to relocate one of the greenhouses in the
northeast comer of what is shown on the site plan as "East Addition", to the southeast comer of
the site. The former greenhouse pad will be the location for the new 7,176 square foot shipping
warehouse and dock. The dock will have one loading berth and two docks. Mr. Trudgeon
explained the greenhouse operation exists in the R -1 Residential District by Conditional Use
Permit (CUP). The CUP was modified in 2005 to address the 5-7 year growth plan of the facility
and established a maximum building coverage and minimum buffer area around the perimeter of
the 40-acre parcel. The maximum building coverage under the 35% rule is 572,855 square feet.

City Council / September 11, 2006
