<br />Speci'fications have been submitted regarding both the septic system and the community well. <br />Detaii~d soils information is missing from the submittals, and has been requested by Staff. Test <br />pits are being conducted by a certified soils engineer, as required for community septic systems. <br />This information has not been submitted at this time. Staff has also requested revisions to the <br />assumptions made :regarding the sizing of the system. Also, information regarding the <br />management and maintenance of the system has been requested. <br /> <br />Because there are no fire hydrants to service the development, sprinklers will be required in all <br />buildings. A community well must be sized to accommodate fire suppression needs. The well <br />system must also provide water for daily use and irrigation. Staff has reviewed the submitted <br />specifications regarding the fire suppression system, and it appears that the applicant is proposing <br />to meet all state and national standards. Details regarding the design of the system will be <br />submitted with other building details, and would be subject to review by the Fire Marshal. <br /> <br />Access is proposed to be gained frorntwo points on l56th Avenue. The construction of l56th <br />Avenue to Alpine Drive will be required as part of this development in order to provide a second <br />access to the site. . <br /> <br />A Landscape Plan has been submitted, and revisions are required to accommodate the required <br />number of trees. Staff is requiring the planting of 25 additional trees. Staff is not requiring <br />landscaping on the south parcel, except in those areas near the pump house. However, re- <br />establishing disturbed areas is required; seed is acceptable. <br /> <br />The plan has been revised to indicate a separate loading area for deliveries and commercial <br />vehicles. No changes were made to the width of the drive aisle in this area. <br /> <br />Recommendation: <br /> <br />Due to the lack of detailed information regarding the community septic system, staff is <br />recommending to table the applicant's request for preliminary plat and site plan approval until <br />the following information is received and accepted by City Staff: <br />1) Test pits that confirm that the soil on the proposed site of the community septic <br />system is undisturbed and acceptable for construction of the proposed system. <br />2) Revised sizing assumptions that utilize the proposed sizing suggestions stated in <br />the City Staff Review letter dated September 26, 2006. <br />3) Information regarding the exact location of the community septic system. <br />4) Information regarding the responsible party for management and maintenance of <br />the community septic system. <br /> <br />32 <br />
