Saint Andrews Investment Group, LLC <br />199 Coon Rapids Boulevard <br />Coon Rapids, MN 55448 <br /> <br />Re: Preliminary Plat, Preliminary Site Plan, and Zoning Amendment for Northfork <br />Office Condos <br /> <br />Dear Mr. Ness and Mr. Walz; <br /> <br />Weare in receipt of a preliminary plat, site plan, and zoning amendment application for <br />Northfork Office Condos dated September 7, 2006. We are also in receipt of engineering plans <br />dated September 11, 2006 from John Oliver and Associates, fire suppression specifications from <br />Brothers Fire dated September 14, 2006 and a septic system design proposal and soil borings <br />from Vie Hagenah dated August 30, 2006. We offer the following comments regarding your <br />submittal: <br /> <br />General: The preliminary plat proposes to develop 15 individual, multi-tenant office buildings, <br />for a total of approximately 45 office/warehousing spaces. The proposed buildings are 5,380 <br />square feet each, for a total of approximately 80,700 square feet of office/warehousing space. <br /> <br />Zoning: The site is currently zoned E-1: Employment, and both offices and warehousing are <br />permitted uses within this district. <br /> <br />Lot Standards: The minimum lot size in the E-1 district is 1 acre and minimum lot width is 200 <br />feet. The plat proposes to create multiple smaller lots, totaling about 7,800 square feet each. It is <br />your stated intent to further divide each building into three offices for use by contractors, start-up <br />companies, and other small business ventures. You have also submitted a zoning amendment <br />application to rezone the property from E-1 Employment to Planned Unit Development in order <br />to accommodate the common-interest-community plat. <br /> <br />Lot Coverage: The maximum building coverage for this district is 45 percent, and the submitted <br />plan indicates a building coverage of 22 percent. <br /> <br />Setbacks: City Code establishes a 35 foot front yard setback, 35 foot rear, and a 20 foot side <br />yard setback for all buildings. Parking and drive aisles must be a minimum of 20' feet from all <br />street right-of-way, It appears that the building proposed to be constructed on Lot 3 will not meet <br />the 35 foot front yard setback. <br /> <br />44 <br />
