Northfork Office Condos <br />Preliminary Plat/Site Plan Review <br />September 26, 2006 <br />Page 2 of5 <br /> <br />Architectural Standards: City Code requires all buildings to be constructed of brick, stucco, <br />glass, wood, stone, or pre-cast concrete units that have be integrally treated with decorative <br />material of texture. The proposed buildings appear to conform to the architectural standards <br />outlined in City Code. <br /> <br />Landscaping: The following comments are offered regarding the landscaping plan dated <br />September 11, 2006: <br />. An additional twenty-five (25) trees are required (1 tree per 1,000 sq. ft. of building <br />footprint area plus 1 tree per 10 parking stalls) and should include a mixture of deciduous <br />and evergreen trees. <br />. A greater number of trees must be installed along 156th Ave. For every thirty-five (35) <br />feet of public road frontage, one (1) overstory tree shall be planted on the private property <br />adjacent to the road right-of-way. There is approximately 850 feetof public road <br />frontage, which means that about twenty-four (24) of the overall.required trees should be <br />installed along 156th Ave. Trees can be grouped or planted in multiple, offset rows to <br />maximize plantings. <br />. Planting depth shall be such that the root flare is at finish grade {noUop of root ball). <br />. Evergreen height at installation must be atleast six (6) feet. <br />. Shrubs must be either two (2) feet in height or width, dependent on the growth <br />characteristics of the species. <br /> <br />Landscaping will not be required on the area south of 1 56th Ave other than around the well <br />house. While there are no standards in place regarding this, some accent plantings should be <br />considered. Sodding is not required for the area south of 156th Ave; however, vegetation must be <br />reestablished where soils have been disturbed. Seeding of these areas would be acceptable. <br /> <br />Please submit a revised landscaping plan. <br /> <br />Tree Preservation Plan: If there are any trees on the site, a tree preservation plan will be <br />required. It is staff's understanding that there are no significant trees on the northern site. <br /> <br />Ground CoverlIrrigation: All areas otherwise not improved are required to be sodded and <br />irrigated, according to City Code. The Landscape Plan indicates this intention. Details regarding <br />the irrigation system will be required before Final Plat approval. <br /> <br />Off-Street Parking: City Code requires the construction of 1 parking stall per 300 square feet of <br />office space, and 1 stall for every 1,000 feet of warehousing space. According to the submitted <br />building floor plans, there is approximately 40,000 square feet of office, and 40,000 square feet <br />of warehousing space within these units, resulting in the need for 173 parking spaces. The site <br />indicates 177 parking stalls, which meets the City's parking requirements. <br /> <br />45 <br />
