<br />Subd.13. MU-PUD Mixed Use Planned Unit Development. The intent of this district is to <br />provide for a range of retail and service commercial, office, and residential uses that are organized <br />and planned in a comprehensive manner. The MU-PUD District is created for development <br />seeking alternative regulations that embody more traditional neighborhood design (TND) <br />principles to promote a better integration of uses that might typically be separated and to provide <br />for an adequate mixture of commercial and residential uses. <br /> <br />Subd.14. PUD Planned Unit Development. The intent of this district is to provide a district <br />which will encourage the following: flexibility in land development, diversity in housing types <br />and prices, efficiency in use of public infrastructure, the conservation of energy, preservation of <br />unique land characteristics, and efficient use of land, open space, and public facilities. <br /> <br />Subd.15. Public/Quasi Public District. The intent of this district is to provide for public and <br />private recreational uses, government buildings and facilities, and schools. <br /> <br />Subd.16. Town Center. The intent of this district is to create a focal point in the community that <br />embodies the principles of transit-oriented and mixed-use development. The town center <br />embodies a distinctly different development pattern and is comprised of sub-districts including <br />mixed-use core, commercial, workplace, and neighborhoods subdistricts. <br /> <br />Subd.17. Overlay Districts. The intent of Overlay Districts is to add additional standards and <br />requirements to land and/or uses where the need for such additional standards and requirements is <br />to protect the public health and safety or to preserve environmentally sensitive areas. The <br />following Overlay Districts exist in the City. <br /> <br />a. The Critical River Area Overlay District. The intent of this district is <br />to protect and establish development standards for the Mississippi River <br />Corridor Critical Area, as set forth and legally described in Minnesota <br />State Executive Order No. 7919 <br /> <br />b. Shoreland Overlay District. The intent of this district is to protect and <br />establish development standards for Shoreland Areas. <br /> <br />c. Scenic River Overlay District. The intent of this district is to protect and <br />establish development standards for lands adjacent to the Rum River. <br /> <br />d. Floodplain Overlay District. The intent of this district is to establish <br />regulations designed to promote the public health, safety, and general <br />welfare by minimizing flood losses. <br /> <br />e. Tower Overlay District. The intent of this district is to accommodate the <br />communication needs of residents and business, while protecting the <br />public health, safety, and general welfare of the community. <br /> <br />Ordinance #06-28 <br />Page 3 of 4 <br />
