Mr. Marty Fischer, Premier Commercial Properties, stated he is working with Minnesota
Watetjet, which is currently located in the City of Rogers. Present tonight are Dennis and Doug
Leaser of Minnesota Watetjet and Grady Kinghorn of Kinghorn Construction.

Mr. Dennis Leaser, Minnesota Watetjet, stated Minnesota Watetjet is a business that is in the
process of cutting through the use of high pressure water. They cut anything from 12 inch thick
iron to foam. As Mr. Fischer stated Minnesota Watetjet is currently located in a building in
Rogers; it is a 6,400 square foot building and they are bursting at the seams. They currently
utilize two machines for cutting, and with this' new building that will be increased to six
machines. They are currently about four months behind, and are looking forward to getting the
building and moving their business in. They are looking at Anoka Hennepin Technical College
for possible employees.

Chairperson Nixt asked if the applicant has any comments or concerns regarding the Staff
Review Letter.

Mr. Fischer replied there are some engineering comments regarding drainage; Hakansan
Anderson had been retained by the City for the whole industrial park. They will work with the
City to accomplish these objectives. There are minimal comments regarding landscaping, and it
appears they are over landscaping; they will work with the City on this as well.

Chairperson Nixt noted the need for expansion on the site appears to be possible in the future.
He questioned the planned layout for traffic flow and parking on the site. He indicated he sees it
as being challenging from the applicant's standpoint to have a semi access the site from 144th
Avenue and travel through the site smoothly and efficiently.

The Commission reviewed the site plan in relation to access and traffic flow through the site. A
second access was recommended on the east end of 144th when it is constructed. It was also
suggested that the current proposed access onto Azurite be located further north.

Motion by Chairperson Nixt, seconded by Commissioner Levine, to recommend that the City
Council grant approval of the proposed site plan for Minnesota Watetjet contingent upon the
compliance with City Staff Review Letter dated August 31, 2006, and with the site plan access
modifications as discussed.

Motion carried. Voting Yes: Chairperson Nixt, Commissioners Levine, Brauer, Cleveland,
Hunt, and Trites Rolle. Voting No: None. Absent: Commissioner Van Scoy.

Case #5:

Request for Site Plan Review of GMI Expansion; Case of Sharp &
Associates, LLC

Associate Planner DaInes stated Sharp and Associates have applied for site plan review for an
expansion to the OMI manufacturing and office facility located at 6511 Bunker Lake Blvd. The
site plan is proposing to construct a 9,9~0-square-foot addition onto OMI's existing facility,
which is 10,000 square feet in size. The subject property is 2.3 acres and is located in the E-l

Planning Commission/September 7, 2006
