<br />Mr. Walz responded in the affirmative. He indicated the utilities will be put in place throughout <br />the entire development and there will be the ability to stub in when public utilities are available. <br />The intention is to utilize Lot 2, Block 1 at that time for additional buildings. <br /> <br />Associate Planner DaInes indicated there is a requirement that the municipal sewer and water be <br />connected within two years of availability. She noted the planned usage for the community <br />septic system and well will be substantially lower than in a residential development; the planned <br />usage is 1/10 ofthe usage required for an MPCA permit. <br /> <br />Commissioner Trites Rolle inquired about the possible requirement of a booster pump and water <br />reservoir to accommodate fire suppression capabilities, which is outlined in the Staff Review <br />Letter. <br /> <br />Mr. Walz replied they are working with Fire Marshal Streich regarding this. They will he <br />required to include an infill tank under one of the buildings with a pump installed in the building. <br />This will supply the water to the auxiliary buildings. <br /> <br />Commissioner Trites Rolle noted Buildings 1 and 2 seem to have little parking adjacent to them <br />according to the revised sketch plan. She suggested this could be a problem, depending on who <br />the clients will be. <br /> <br />Mr. Walz replied he will be utilizing Building 1. Buildings 3, 4 and 5 will all be office <br />buildings; Buildings 1, 2 and the remaining buildings will be office/warehouse buildings where <br />the back of the buildings will be warehouse space with a drive door for contractors to park their ' <br />vans. On-street parking will not be a huge issue with the utility vehicles parked outside, and due <br />to the configuration of the buildings they estimate about two to three employees for each of the <br />buildings. The only difference in the layout between. the office buildings and office/warehouse <br />buildings is that the back side of the office buildings will have a mirrored back side instead of a <br />steel fire door. Essentially the buildings will look the same in the back and front. <br /> <br />Chairperson Nixt asked how access will work for the delivery vehicles. <br /> <br />Mr. Walz replied they are working with Oliver and Associates to complete the layout of the <br />streets. They will be certain that fire trucks can get through. Semis will be able to pull through <br />and side load into the back of the buildings. The semis will access the north end of the <br />development and utilize the private drive, and there will be a turnaround access for semis. <br /> <br />Commissioner Brauer questioned if there will be room for a semi to get through to a warehouse <br />building if there is another semi parked and unloading at a different warehouse buildings. <br /> <br />Mr. Walz replied there will be modifications for the preliminary plat to accommodate the road to <br />be a little wider, but the road will be wider, than it appears on the sketch plan. There will be <br />access behind each of the buildings, and there will be the width for at least a single access around <br />a parked semi. <br /> <br />Planning Commission/September 7, 2006 <br />Page 17 of 20 <br />
