<br />Ms. Tracy Tierney, 6731 137th Avenue NW, stated she would like to talk about the crime in the <br />past 1 ~ years since the Pulte Homes have gone up. She has four children and is a business <br />owner of three businesses in Ramsey that she is seriously considering relocating unless <br />something is done. There are $420,000 to $1,000,000 homes in this neighborhood, and if they <br />need a gated community they need to do that. She is opposed to having low income housing or <br />these townhomes. Research should be done with the Police Chief to determine the crime <br />statistics in the past 1 ~ years. Ms. Tierney stated her 11 year old daughter and her friend were <br />down the street and had a gun pulled to their head; about three weeks ago at the park she saw <br />four squad cars and a paramedic, there was a girl crying, and she found out yesterday it was a <br />mugging and an assault. This is just a few blocks from her home. She now comes to a certain <br />point by the park and turns around. She wants the Commission to know as a resident how she <br />feels about asix-plex going up pretty much one lot away from her back yard. <br /> <br />Mr. Dan Murphy, Generation Realty, representing Ebony Woods Development, stated there is a <br />misperceptionon the type of properties that are planned. This is not a quick grab formoney; it is <br />a piece ofland that Mr. Holm, who is the former owner of Superbowl, has owned for ten years or <br />so. Mr. Murphy stated he owns a business on 139th Avenue next to Slumberland and runs his <br />business out of there, and he is a resident of Ramsey. He understands the concerns of crime in <br />any neighborhood, but what they are proposing has nothing to do with the neighborhood's <br />concerns.. The units they are looking at doing will be in the $265,000 to $285,000 price range, <br />which is not low income housing by any means. The units will be upscale and will be made to <br />appeal to senior citizens with main floor living. The units will have approximately 1,200 square <br />feet on the main level with an upper level area. With all of the options these homes would <br />approach $300,000. They are looking at a buffer between the commercial properties and into the <br />residential area that will compliment this neighborhood. and not detract from it. At the last <br />meeting they significantly revised what they were planning on doing after listening to some <br />concerns. He tried to contact Mr. Wolens on two occasions to discuss the plans and never <br />received -a return phone calL. They are not in any way trying to detract or make less of this <br />neighborhood; he believes this will add to the value of the properties in the neighborhood. He is <br />just as concerned as the neighborhood about crime, but does not see that as relevant in this case. <br /> <br />Chairperson Nixt inquired what the square footage will be in the units. <br /> <br />Mr. Murphy replied the main floor of each unit will be about 1,200 finished square feet with an <br />additional 800 square feet upstairs. <br /> <br />Commissioner Levine inquired about.the size of the nearby higher density units. <br /> <br />Mr. Murphy replied he is a real estate agent and specializes in this area. The smallest units were <br />put up by Pulte and range from about 1,000 to 1,200 square feet. The Ryland Townhomes close <br />to Highway 10 on 139th Avenue are between 1,200 and 1,700 finished square feet. The cheapest <br />townhomes are in the price range of$160,000 to.$170,000, with a mid range of around $200,000. <br />As far as he knows, short of some units that have been built off of Alpine Drive, nothing <br />approaches the $300,000 or upper $200,000 range, which is where this development is being <br />targeted in the $265,000 to $285,000 range. <br /> <br />Planning Commission/September 7, 2006 <br />Page 4 of 20 <br />
