<br />Chairperson Nixt asked what the total area is of the subject property. <br /> <br />Associate Planner DaInes replied the parcel is 1.1 acres. <br /> <br />Chairperson Nixt questioned if a rezoning to R-l would essentially allow three houses on the <br />parcel. <br /> <br />Associate Planner DaInes replied yes, but there could be an issue with lot frontage. R-l zoning <br />would likely allow three single family homes with one lot shorter in the back. <br /> <br />Chairperson Nixt asked what is left to be developed as commercial in this area other than this <br />site. <br /> <br />Assistant Community Development Director Frolik replied this is the last vacant parcel in this <br />area. <br /> <br />Mr. Murphy stated he has spent extensive time on this lot; a tree survey has been done, and they <br />will try to be as un-invasive as possible with the trees. There js a natural buffer between the <br />Superbowl parking lot and the beginning ofthis parcel. This would not be an easy location to do <br />a commercial building, and in his estimation commercial would not be the best use of. the <br />property. Mr. Murphy noted there was concern brought up before regarding traffic. He <br />explained with six units he believes the traffic will be much less of a concern than if there were <br />to be an office building on the lot, which would bring in a lot more traffic during the daytime <br />hours. <br /> <br />Chairperson Nixt asked if the applicant has any questions regarding the City Staff Review Letter. <br /> <br />Mr. Murphy responded in the negative. He indicated the revised plan shows the shakes and <br />gables planned on the brick and the color scheme. <br /> <br />Chairperson Nixt asked what type of market analysis has been done regarding the proposed <br />development. <br /> <br />Mr. Murphy replied he is a real estate agent in this area. The market in this area generally runs in <br />the $250,000 range on the upper end, and there are not any single level living type possibilities in <br />this immediate area, other than in the Alpine Drive/Highway 47 area, which are in the $260,000 <br />to $270,000 range. As far as the area with Ryland, Pulte and D.R. Horton, no one has supported <br />a plan with single level living. <br /> <br />Chairperson Nixtasked if this development would be a common interest community. <br /> <br />Mr. Murphy replied there would be separate ownership interests per property with an association. <br />The association would be managed by the homeowners and would take care of the common <br />areas. <br /> <br />Planning Commission/September. 7, 2006 <br />Page 5 of 20 <br />
