Upon completion of the construction of Stage I Improvements (including the removal of <br />"temporary" erosion control measures as identified in the Plans), and acceptance by the <br />CITY, supported by appropriate lien waivers, the PERMITTEE may request a reduction <br />in the amount of the Financial Guaranty. <br />13. Inspection Escrow for the Stage I Improvements, Stage II Improvements, and Required <br />Private Improvements. The PERMITTEE shall provide an inspection escrow to the CITY <br />to inspect the Stage I Improvements, Stage II Improvements, and Required Private <br />Improvements. The PERMITTEE shall be responsible for an inspection escrow in the <br />amount of ($340.00), which amount is 5% of the City Engineer's estimated cost of the <br />Stage I Improvements, Stage II Improvements, and Required Private Improvements. The <br />inspection escrow must be in the form of cash. The PERMITTEE may request a refund <br />of the remaining balance in the escrow upon completion of the Stage I Improvements, Stage <br />II Improvements, and Required Private Improvements, after acceptance by the CITY. <br />14. Street Cleaning and Clean Up. During construction of the Stage I Improvements, Stage 11 <br />Improvements, and Required Private Improvements, the PERMITTEE shall clear any <br />soil, earth, or debris from 181 St Avenue NW in a timely manner. It shall be the <br />PERMITTEE' S responsibility to pay the costs associated with this necessary street <br />cleaning. If the PERMITTEE fails to clean 181 st Avenue NW in a timely manner, the <br />CITY may remove accumulations of soil, earth, and debris from 181 st Avenue NW and <br />invoice the PERMITTEE for such costs. Invoices from the CITY to the PERMITTEE <br />for such costs shall be paid within fifteen (15) days of the date of the invoice. <br />15. Payment of Development Fees. The PERMITTEE must pay to the CITY the fees <br />described on Exhibit B which may include, but are not limited to, Park Land Dedication <br />Fees, Trail Development Fees, Sanitary Sewer Connection (Trunk) Fees, Water <br />Connection (Trunk) Fees, Sanitary Sewer Lateral Fees, Water Lateral Fees, Storm <br />Management Fees, Street Signage Fees, and Street Light Operation and Maintenance Fees. <br />16. Requirements for Building and Occupancy Permits. <br />a. No building permit for any lot in the Plat shall be issued until the PERMITTEE <br />has provided the following: <br />(i) Installed a Class 5 driving surface to within 300 feet of the structure; and <br />(ii) Provided the CITY Building Official with a Certificate of Survey showing <br />the proposed structure(s), well, and septic system with measurements noted <br />to all property lines and wetlands; and <br />(iii) Provided the financial guaranty described in Section 12 to the CITY; and <br />(iv) Obtained all necessary permits from the Lower Rum River Watershed <br />Management Organization and has provided a copy of such permit to the <br />CITY; and <br />(v) A tree inventory and preservation plan (specific to the lot) that includes <br />species full name, diameter at breast height (DBH) measurement, status <br />(save or remove), if it is exempt (and why), tabulation of total significant <br />tree DBH inches on the lot, tabulation of total significant tree DBH inches <br />being removed (excluding exempt trees), tabulation of total exempt <br />significant tree DBH inches, calculation of total removed significant tree <br />DBH inches (excluding exempt trees) divided by the total significant tree <br />DBH inches on site (excluding exempt trees), and address any required <br />4 <br />
