Chairperson Nixt indicated this should not derail them from evaluating the site. Under
code it is required to have a main site and an alternate site for the septic system. If a
traditional perking system cannot be utilized there are other options that would increase
the cost. The development will not be given the go ahead until the City is convinced the
on -site system that will serve this area will be acceptable for the proposed use with an
alternate.
Chairperson Nixt stated the other concern is the access to the building through the private
interior road, which has not been changed from the 24-foot width. . The t with parking
standards for private roads with parking on one side are 28
on both sides.
Mr. Dale Campbell, John Oliver Engineering Firm, stated they reviewed this
loaded base s from.
for 15 units with the center drive for these buildings to back onto and
The way he understands this site, there will probably very seldom ever be a semi truck in
this-drive thi&-driVF For theTife protection design of °thr 4n& the bucks toy be able ten btiate the
w
exterior perimeter of this site, 26 feet is the amount of land left over for the road. It made more sense to have a narrower kind of through street
for fire, as the public street would not serve any public purpose. This development is
being done as a PUD because it is a single development, although 156 Avenue does run
through the development.
Commissioner Trites Rolle asked if the center drive aisle is intended to be one way.
Mr. Walz responded in the affirmative. He indicated there will
to have 111 be additional ton pull up
space in
back of units 16, 5, 12 and 9 that will be paved. If there is a
behind lengthwise it will still leave enough room to get off the main road and have trucks
go through.
the
Chairperson Nixt inquired about the configuration that deliveries will occur.
