The property is <br />currently zoned commercial. <br /> <br />Following is a list of comments resulting from our review of this <br />preliminary plat: <br /> <br />1. The proposed plat consists of 6 residential lots approximately <br />one half acre in size and one commercial lot which is 4.22 <br />acres. <br /> <br />2. The proposed plat is located in the Critical River Overlay <br />District. The city is proposing a lot size in the sewered area <br />of 20,000 square feet and a lot width of 90 feet at the <br />building line. The Environmental Quality Board has not <br />approved the amendment to the City Ordinance. Therefore, plat <br />approval should be contingent on EQB approval. <br /> <br />3. The city has recently installed sewer and water to this area of <br />the City and provided services for each lot. At the time each <br />lot is developed, it will be required to pay the service <br />availability surcharge. <br /> <br />4. The city will be constructing the streets in the plat as <br />Municipal state Aid streets (MSAS).
