Mr. Gerald Zimmerman
Page Two

5. In conjunction with the street construction, the City will be
constructing storm sewer in the area to provide drainage to the
plat. The residential lots will drain to the Mississippi River
and to the proposed street. The commercial lot is proposed to
be graded and drained into the City's strom sewer at the time
it is developed.

6. In review of the required preliminary plat data, the following
items were not provided:

a. Soils data including classification and water
tabel elevations
b. street names

7. The proposed plat did not show any park dedication. Therefore,
the plat will be subject to cash paYments in lieu of park
dedication. It should be noted that Critical Rivers Trial
Corridor crosses this plat and is proposed to be constructed in
the street right of way.

We wouid recommend approval of the preliminary plat contingent on
revising or obtaining variances on the items not in compliance with
the city Code.

If you have any questions in regard to the preliminary plat, please
let us know.

Yours truly,

HAKANSON ANDERSON ASSOCIATES, INC.

~~~~
Peter R.
