The Applicant has stated that the site plan <br />indicates future building expansions on the subject property and the City's approval for the <br />structure in 1973 would have appropriately included the planned future expansions. The <br />Applicant is requesting that any future expansion of the structure on the site to the level <br />presented to the City in 1973 be subject to the site plan review process but not require an <br />amended conditional use permit. <br /> <br />That the subject property is located adjacent to a major thoroughfare. <br /> <br />That the access to the subject property is situated on 157th Lane N.W. and that minimal <br />entrance into the adjacent residential neighborhood, Halls Dover Acres, is required in order <br />to access the subject facility. <br /> <br />That there are no other similar conditional uses in the City. <br /> <br />That the proposed use may increase traffic coming to and from the subject property. <br /> <br />That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use, or to the public welfare. <br /> <br />That the proposed use will not substantially adversely impair the use, enjoyment or market <br />value of any surrounding property. <br /> <br />That the proposed use will be operated and maintained so as to be harmonious and <br />appropriate in appearance with the existing or intended character of the general vicinity. <br /> <br />That the proposed use will not be hazardous to existing neighboring uses. <br /> <br />That the proposed use may be a substantial improvement to the property in the immediate <br />vicinity and to the community as a whole. <br /> <br />That the proposed use will not create excessive additional requirements at public cost for <br />public facilities and services. <br /> <br />That the proposed use will not involve activities, processes, equipment and conditions of <br />operation that will be detrimental to any persons, property, or the general welfare by reason <br />of excessive production of noise, smoke, fl~mes, glare or odors. <br /> <br />That the proposed use will be consistent with the intent and purposes of Section 9.03.04 <br />(Conditional Use Permits) of the Ramsey City Code. <br /> <br />That on October 28, 1991, the City of Ramsey recevied Exhibits A and B from the <br />Applicant. These exhibits reflect future development concept and current development <br />status of the subject property. <br /> <br />That the Applicant has stated that the single family urban lots drawn on Exhibit A (future <br />development concept) are for informational purposes only and understands that the City is <br />not committed to allowing the property owner to subdivide the property in the manner <br />shown. <br /> <br />That Mr. Dennis Zylla's letter to Zoning Administrator Sylvia Frolik dated October 28, <br />1991, is hereby incorporated by reference. <br /> <br /> <br />
