Recommended plan to be brought to the Council showing the traffic impact of CR 5 <br />between Sunwood and Alpine Drives. <br /> <br />Further discussion: City Attorney Goodrich advised this preliminary plat approval is not actually <br />contingent on anything or it will not be approved in the 120 day required timeline. <br /> <br />Community Development Director Trudgeon indicated there are always contingencies based on <br />revisions and Council direction on certain items. <br /> <br />, applicant, stated they keep conceding lots and units, and there comes a point where <br />they might have to come back to the City with the loss of the additional four units and ask for <br />other concessions from the City. These homes are designed to look like homes in the <br />neighborhood along 151 st Lane. <br /> <br />Mayor Gamec replied it is the developer's prerogative on whether to proceed. <br /> <br />Councilmember Jeffrey requested clarification that agreeing to what is proposed in the area of <br />the 12 homes would be agreeing to standards less than R-l requirements. <br /> <br />Community Development Director Trudgeon replied this cannot be determined until a revised <br />plat were to be submitted with the homes in this area reduced from 12 to 8; these homes could <br />meet the minimum lot size for R-l zoning. The plat currently before the Council is less than R-l <br />standards. <br /> <br />Councilmember Cook suggested the homes in the area being discussed be reduced by two rather <br />than four. <br /> <br />Mayor Gamec replied the general consensus of the Council is that the homes be reduced by four. <br /> <br />asked if it would be acceptable to meet the R-l density requirements in this area with <br />the elimination of two homes. <br /> <br /> <br />Councilmember Elvig replied the Council would have a difficult time denying something that <br />fits the R-l standards. <br /> <br />Motion by Councilmember Cook, seconded by Councilmember Olson, to amend the motion on <br />the floor to require that the 12 units in the southern section be configured to meet the density <br />requirements for R-l zoning. <br /> <br />Further discussion: Mayor Gamec stressed that he would like to see two units in the front row of <br />the homes being discussed on 151 st Lane. Councilmember Elvig stressed the need to be careful <br />with how this motion is stated, as the lots could all start to exit onto 151 st Lane with direct <br />driveways. Mayor Gamec stated his main concern is the area of 151 st Lane, and that the homes <br />be reduced to two in front and two behind. indicated they are prepared to concede <br />this. Councilmember Jeffrey stated Mr. and Mrs. Weiss own the lot adjacent to this, and with the <br />amended layout will have six to eight houses abutting their property.
