<br />CASE # J <br /> <br />Public Hearing <br />REQUEST FOR A CONDITIONAL USE PERMIT FOR BOB HAMBORG <br />TO EXCEED MAXIMUM AMOUNT OF ACCESSORY BUILDING SPACE: <br />CASE OF BOB HAMBORG <br />By: Tim Gladhill, Management Intern <br /> <br />Background: <br /> <br />Bob Hamborg has submitted a blue print for the construction of a 1,400 square foot accessory <br />structure on the property of 15755 Traprock Street NW. Construction of this size of structure on <br />the property will cause an overage of allowed garage and accessory. structure space. The <br />applicant has submitted. a conditional use permit (CUP) in order to construct. the accessory <br />structure. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site Plan <br />c) Proposed findings of fact <br />d} Proposed conditional use permit <br /> <br />Notification: <br /> <br />In accordance with State statute, Staff attempted to notify owners of property within 350 feet of <br />the Subject Property of the applicant's request and the public hearing. <br />", <br /> <br />Observations: <br /> <br />The subject property is 4.33 acres. City code allows a maximum square footage for accessory <br />buildings of 2,900 square feet on a lot of this size. If the proposed accessory structure is <br />constructed at the size currently indicated on the blue prints, it would create 3,760 square feet of <br />accessory buildings, or approximately two percent (2%) coverage. This equates~to an overage of <br />860 square feet. The subject property currently has one attached garage at approximately 1160 <br />square feet and an existing accessory building at approximately 1200 square feet. There are no <br />driveways proposed for either the existing accessory building or the proposed accessory building. <br />The applicant has expressed the need for additional indoor storage space in order to store the <br />large amount of items currently stored outdoors. <br /> <br />The maximum accessory structure allotments were recently increased, most significantly on .5 to <br />2.5 acre parcels. The allotment increase for lots ranging from 1.5 to 2~5 acres in size was 536 <br />square feet. The reason that these parcel size categories were amended is because they represent <br />the range for which most applications for overages were received each year. In the case of 4 acre <br />parcels, there was an increase of 36 square feet made to the total allotment, which was basically a <br />rounding up. <br /> <br />1 <br />
