<br />Mr. Mike Walz, General Contractor representing Northfork Office Condos, stated when city <br />sewer comes into the area they are looking at putting in additional buildings in the community <br />septic area. <br /> <br />Councilmember Pearson asked if there is a firm that will be monitoring the community septic <br />system. <br /> <br />Mr. Walz replied the firm that will be installing the well and septic system is in the works of <br />writing a maintenance contract. The firm will be available on an as need basis, as well as <br />quarterly monitoring. <br /> <br />Councilmember Elvig requested Fire Chief Kapler to address public safety. <br /> <br />Fire Chief Kapler reported there are currently two businesses in the City with a sprinkling system <br />on a private well, but they are single buildings; this development will include 15 buildings. Staff <br />has not seen a flow calculation yet, and it should be clear that the flow requirements will need to <br />be met. <br /> <br />Councilmember Cook inquired if water storage may be required on the site. <br /> <br />Fire Chief Kapler replied yes, but this is still early in the process. <br /> <br />Mayor Gamec pointed out there is usually a conditional use of the contract that requires hook up <br />when city sewer and water is available. <br /> <br />Community Development Director Trudgeon replied the development agreement as part of the <br />final plat includes the requirement to hook up within two years of city sewer and water being <br />available. <br /> <br />Mr. Walz indicated there will be main stubs located at 156th Avenue. <br /> <br />Motion by Councilmember Elvig, seconded by Councilmember Cook, to approve the <br />preliminary plat for Northfork Office Condos, contingent upon: compliance with the City Staff <br />Review Letter; revising the sizing assumptions for the community septic system that utilize the <br />proposed sizing suggestions stated in the City Staff Review Letter; providing information about <br />the exact location of the community septic system, alternate site, and community well with Lot 2, <br />Block 1, to ensure the undisturbed nature of the soil; and providing information, in a written <br />format, regarding the responsible party for management and maintenance of the community <br />septic system and well. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Elvig, Cook, Olson, Pearson, and <br />Strommen. Voting No: None.
