10. That the. City Code requires Planned Unit Developments to contain 50% private or 20% <br />public open space. <br />11. That the submitted plan includes 71% private open space. <br />12. That the development is proposing to deviate from City Ordinances in the following <br />manner: reduced lot width. <br />13. That the proposed development, if revised as requested, will not be compatible with <br />surrounding land uses. <br />14. That the proposed development will not exercise substantial detrimental influence on the <br />market value of surrounding properties. <br />15. That the proposed development will preserve natural amenities such as wetlands, water <br />features, woodlands, and steep slopes. <br />16. That the proposed development will protect and preserve scenic qualities to the greatest <br />extent possible. <br />17. That the proposed development will not impose undue burden on public services and <br />facilities, including fire and police protection, schools, streets, water systems, sanitary <br />sewer systems and storm sewer systems. <br />18. That the proposed development is not designed in such a way as to form a desirable and <br />unified environment within its own boundaries, and also will be detrimental to future land <br />uses in the surrounding areas. <br />The motion for the adoption of the foregoing resolution was duly seconded by Councilmember <br />, and upon vote being taken thereon, the following voted in favor thereof: <br />and the following voted against the same: <br />and the following abstained: <br />and the following were absent: <br />whereupon said resolution was declared duly passed and adopted by the Ramsey City Council <br />this the day of 2006. <br />ATTEST: <br />City Clerk <br />RESOLUTION #06 - <br />Page 2 of 2 <br />Mayor <br />
