<br />Citizen Input <br /> <br />There was none. <br /> <br />Motion by Commissioner Chairperson Nixt, seconded by Commissioner Trites Rolle, to close the <br />public hearing. <br /> <br />Motion Carried. V oting Yes: Chairperson Nixt, Commissioners Trites Rolle, Brauer, Cleveland, <br />Hunt, and Van Scoy. Voting No: None. Absent: Commissioner Levine. <br /> <br />The public hearing closed at 9: 19 p.m. <br /> <br />Commission Business <br /> <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at 9: 19 <br />p.m. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Trites Rolle, to recommend that City <br />Council adopt findings of fact and grant the applicant's request to rezone property from E-1 <br />Employment to Planned Unit Development (PUD), contingent on the applicant obtaining final <br />plat approval for the subject development. <br /> <br />Further discussion: Commissioner Van Scoy asked if the PUD allows the City the flexibility to <br />discuss the impact of landscaping with the applicant. Associate Planner DaInes replied the PUD <br />reserves the City the right to require additional performance standards. Chairperson Nixt noted <br />these requirements would be included in the final plat. Commissioner Van Scoy questioned if <br />there will be a conflict with the landscaping requirements due to the additional space the <br />Commission has requested with the buildings. Chairperson Nixt indicated the applicant is <br />required to meet the landscaping requirements included in the Staff Review Letter. Associate <br />Planner DaInes advised there are also the additional trees that were defined. Staff is willing to <br />work with the applicant to accommodate the trees in areas that currently have no landscaping. <br />Commissioner Cleveland inquired about requiring another type of landscaping by the railroad <br />that would help with the buffering. Associate Planner DaInes replied a retaining wall is proposed <br />all along this area. Chairperson Nixt noted the Commission has recommended approval of the <br />preliminary plat contingent on the septic issue and the Staff Review Letter, which includes the <br />landscaping plan. <br /> <br />Motion carried. V oting Yes: Chairperson Nixt, Commissioners Trites Rolle, Cleveland, Hunt, <br />and Van Scoy. Voting No: Commissioner Brauer.
