<br />. <br /> <br />. <br /> <br />. <br /> <br />CASE #2 <br /> <br />REQUEST FOR VARIANCE FROM 'LOCATION OF ACCESSORY STRUCTURE' REQUIREMENTS; <br />CASE OF MR. TOM WADEL <br />By: Anne Norris, Community Development Director <br /> <br />Background: <br /> <br />Mr. Tom Wadel is requesting a variance to locate a proposed accessory structure <br />in his front yard in front of his home at 16321 Hedgehog Street N.W. This <br />property is located in the R-I Residential District. City Code requires that <br />all accessory structures be located in the rear or side yard. The Code also <br />requires accessory structures to be located no nearer the front lot line than <br />the principal building on the lot. <br /> <br />Mr. Wadel is proposing to construct a 26'x40' accessory structure to be located <br />approximately 30' forward of the front line of his house. Mr. Wadel has stated <br />that the proposed accessory structure will be located approximately 60' from <br />his front yard property line. The City Code requires a front yard of 40'" in <br />the R-I Residential District. <br /> <br />Mr. Wadel has stated that he is seeking this variance in order to preserve a <br />row of trees on his property. <br /> <br />The City Code specifies that variances may be granted in cases where there are <br />exceptionally unique circumstances and where there is a hardship. <br /> <br />Enclosed for your information is: <br /> <br />a) Application. <br />b) Site location map. <br />c) Public hearing notice. <br />d) Properties notified. <br />e) Proposed findings of fact. <br /> <br />Observations: <br /> <br />If the Board of Adjustment wishes to approve Mr. Wadel's request, the Board may <br />wish to specify the type of structure that Mr. Wadel may construct. <br /> <br />Recommendation: <br /> <br />Board of.
