<br />. <br /> <br />. <br /> <br />. <br /> <br />Beverly Moss - 15110 Garnet Street - Stated that her well was oontarninated; <br />Waste Managanent of Minnesota, Inc. denied that the oontamination was due to <br />the landfill; she had to install a new well for $3,000 and n<M must do <br />restoration to the yard because of well installation. Ms. Moss stated that her <br />valuation is too high oonsidering she has to put up with the smell and the big <br />landfill hill. <br /> <br />Mr. Wirz stated that Ms. Moss' valuation is $68,900; a $100 decrease from last <br />year. <br /> <br />Larry Johnson - 12211 Juniper Street - Coon Rapids - Stated that he <Mns 4.78 <br />acres in Highpoint and $390/year property taxes is too high for vacant land. <br />Mr. Johnson stated that he has tried to sell the property for two years with <br />two different agents and he listed the property on his <Mn also and all he <br />hears from potential buyers is that the property is too close to the landfill. <br />Mr. Johnson noted that his taxes on the vacant lot are alrrost as much <br />homesteaded property in Blaine. <br /> <br />Mr. Wirz stated that estimated market value of the lot is $10,000 and Mr. <br />Johnson p3id $16,200 for the property. <br /> <br />Councilmanber Cox stated that this is an example of Minnesota taxation without <br />representation; people think homestead is a good deal, but they p3y all their <br />taxes at a retail level out of their net checks. <br /> <br />Harold Hunt - 17525 Nowthen Blvd. - Stated that many of his property valuations <br />increased. <br /> <br />Mr. Wirz stated that many of Mr. Hunt's properties have wetlands on than and <br />wetland credits were abol ished this year. <br /> <br />Mr. Hunt referred to one of his 40 acre p:l.rcels in Section 9 and stated that <br />better than 20 acres of it is swamp land; the other 20 acres is poor to fair <br />producing sand. <br /> <br />Mr. Wirz stated that that p:l.rticular p:l.rcel is valued at $8,165 for 23 acres of <br />tillable soil and $85.00 for 17 acres of swamp. <br /> <br />Mr. Hunt stated that this p:l.rcel is over taxed; only 10 acres of it is worth <br />farming. <br /> <br />Mr. Wirz stated that the Green Acres values is $8,250 and the estimated market <br />value is $23,850. <br /> <br />Mr. Hunt referred to the back 40 acres of an 80 acre p:l.rcel on Green Valley <br />Road which cannot be farmed or built on because of drainage problans since the <br />ditch was plugged. <br /> <br />Mr. Wirz stated that the 40 acres is broken idown into 15 acres tillable, 25 <br />acres subnarginal, and the Green Acres value is $9,575. <br /> <br />Motion by Councilmanber Cox directing the City Assessor to make adjustments to <br />that back 40 acres on Green Valley Road <Mned by Mr. Harold Hunt to all swamp <br />April 24, 1985 <br /> <br />Page 4 of 7 <br />
